The job, in three frames
How the job runs with J.O. Construction, in the order it happens.
1
Step 1: Lot and plans
We walk the lot with your plans and price the build from them, in writing.
2
Step 2: Foundation, frame and steel
Grading and the pad, underground plumbing, the pour, then the framing and any steel.
3
Step 3: Finishes and the final walk
Rough trades and inspections, then cabinets, tile and paint, and a walk-through with you.
How we build a custom home: the decisions that matter
Your architect and our crews in the same room before framing. On the 10,308 sq ft Riverside home, the angled window and door walls took meetings between the design team, the steel subcontractor, the framer, the window installer and the supplier before any wall went up, so the glass fit the first time. We work with outside architects such as Xavier Design Group and interior designers such as 8a Interiors, and we coordinate them so you do not have to.
The pad is certified before anyone digs a footing. On the 6,500 sq ft hillside home in La Cresta, Murrieta, we broke ground in November 2025 and had pad certification and rough grading approval by early December. Only then were the footings laid out. A sloped lot needs that work first, and skipping it is how a foundation ends up wrong.
Steel goes up before the wood ties in. When the plan calls for steel columns and beams, as it did in Murrieta (up by March 2026), we set them first and frame around them.
You see every stage. We post each pour, each framing stage and each finish on our Instagram as it happens, so you can follow your house week by week. A past client wrote that "Jimmy was on site for all city inspections."
Design-Build in Chino
Design-build puts the designer and the builder on the same team from day one, so the plans match the budget before anything gets permitted. One client said we provided everything, from design to the final finishes. More on design-build in Chino.
Building a new home on your own lot
If you are searching for a home builder in Chino to build on land you own, this is that job. Tract builders sell finished homes in their own communities; we build the house you designed on your lot. You bring the lot, or the address of one you are buying. We start with the plans and a soils report, price the house from them in writing, and submit for permits.
New home construction with us covers site work, foundation, framing, roofing, windows, plumbing, electrical, HVAC, insulation, drywall, cabinets, tile, paint and the final clean. You pick the finishes; we line up the trades and meet the inspector at footing, framing, rough trades, insulation and final.
One owner hired us for a new 3,200 sq ft home and wrote that it "was completed on budget with no surprises for extras."
Foundations, framing and steel
The structure decides how the rest of the build goes, and we pour and frame it ourselves. The Temecula hacienda foundation took 11 concrete trucks in April 2026. In January 2026 we poured 120 yards for a 3,240 sq ft home and its 677 sq ft detached ADU. Footings are inspected before concrete and framing before anything is covered, and passing both on the first visit keeps the schedule moving.
A house and an ADU on one schedule
Many owners add a detached unit while the crews and concrete trucks are already on site. We broke ground on a 3,240 sq ft home with a 677 sq ft detached ADU in November 2025 and poured both slabs together in January 2026. In January 2026 a 3,700 sq ft home and its 700 sq ft ADU were formed and ready for concrete the same week. Doing both together saves a second round of mobilization later. More on building an ADU.
How long a custom home takes
From ground breaking to the foundation pour has run about two to three months on our recent homes, and framing follows right after. The full phase-by-phase picture, with our own dated jobs and the city plan check step, is on our custom home build timeline page.
What moves the price of a custom home in Chino
Size, the slope of the lot, soil work, structural steel and the finish level drive the number. A hillside pad with over-excavation costs more to prepare than a flat lot. We price from your plans and put the scope in a written contract before work starts. We do not post a per-square-foot figure until we have real numbers to stand behind.
Is this the right call for your project?
Call us for this when
- You own a lot and want a house built to your plan, not a tract model
- The lot slopes and needs grading and a certified pad
- You want one builder running the job and meeting the inspector
Pick something else when
- You have an idea but no plans, and want one team to draw it and build it: see design-build
- You only want a separate unit in the yard of the house you live in: that is an ADU
- You want more room in the house you already have: that is an addition, and we will say so when you call
After the final inspection: keeping it in shape
- 1
Keep one folder
The approved plans, the signed-off permit card and the manufacturer papers for windows, roofing and appliances, all in one place for when you sell or service anything.
- 2
Watch the first rainy season
Walk the outside after the first big storms. A stain at a window corner or a damp spot is easiest to fix while it is small.
- 3
Change the HVAC filters early
Construction dust settles in the ducts for months. Swap the filters after the first few weeks, then on the normal schedule.
Before you call
What moves the price
- Size of the home
- The slope of the lot: a hillside pad with over-excavation costs more to prepare than a flat lot
- Soil work
- Structural steel
- The finish level
- Priced from your plans, scope in a written contract before work starts

Custom home questions owners ask us
How long does it take to build a custom home?
On our recent homes, ground breaking to the foundation pour took about two to three months, then framing and steel took a few more before the rough trades and finishes. Design and plan check come before that. Our build timeline page walks through each phase with dates from our own jobs.
Do I need an architect before I call a custom home builder?
No. If you already have an architect, we build from their drawings. If you do not, design-build puts a designer on our team, and we can point you to architects we have built with.
Can you build on a hillside lot?
Yes. Hillside homes need grading approval, pad certification and often deeper footings or steel. Our 6,500 sq ft home in La Cresta, Murrieta is on a hillside lot.
Can I build a new house on a lot I already own?
Yes, if the lot is zoned for a home. We start with the plans, the soils report and the city's requirements for the site, then price the house in writing.
Can you build the house and an ADU at the same time?
Yes. We poured the slabs for a 3,240 sq ft home and its 677 sq ft ADU together in January 2026.
How do people pay for a custom home?
Most use a construction loan that pays the builder in draws as each stage passes inspection. We give you the written scope, price and stage schedule a lender asks for. More on financing a build.
